The construction of more low-rise apartment buildings along major bus routes should be fast-tracked in sa国际传媒, city planners say.听
All properties along certain streets should be rezoned to allow for six-storey buildings rather than such projects being considered on a case-by-case basis, council will hear Monday.听
The current practice, staff say, results in 鈥渁dded time and uncertainty鈥 to multi-family development proposals.听
Speeding the construction of new apartment buildings along major bus routes will provide new housing, increase transit ridership, and make for more vibrant neighbourhoods with a variety of commercial and residential properties, planners say.听
鈥淎ccommodating housing along corridors between key destinations makes it possible to have a successful transit system that takes people where they want to go,鈥 reads part of a report going to council on Monday.听
However, the report also acknowledges increasing density in neighbourhoods along major bus routes would come with challenges. These could include 鈥減otentially significant鈥 neighbourhood changes that are not to everyonesa国际传媒 liking, and displacing residents of existing homes that are demolished for low-rises.听
The streets recommended for trial of blanket rezoning to allow for higher residential density are Pandosy Street and Richter Street south of Harvey Avenue to the hospital area, Richter Street north of Harvey to Clement Avenue, Gordon Drive between Clement Avenue and Bernard Avenue, and Bernard Avenue to from Ethel Street to the Apple Bowl.听
The specific recommendation before council at Mondaysa国际传媒 meeting is to receive the report on the understanding city staff would then continue to work out specific details of the increased density scheme along major bus routes, with another report coming back in early 2025.
Blanket rezoning of properties along selected streets would happen toward the end of next year.听
